does anyone think the property value will increase in the kapparis area when the problem is solved.

London Boy a big thank you for the pics. It was an eerie feeling to see those streets I grew up in after three decades in limbo.

Oranos, you are right about the Developers. A strange choice of word, develop implies to improve, make better than before, and in reality it is usually the complete opposite.

Looking at the pics London Boy linked us to, I was wondering wthether the city plan for Famagusta would remain the same, or if (for once!) we would let a truly good town planner redraw the town and avoid the mistakes of the past, when we allowed everyone to pile the hotels right on the sand. We can dream of course, of a wide boulevard running along the beach, all the sand open for all visitors, hotels built well back from the water, streets wider and buildings designed to fit into an overall plan and aestehtic sense, like you see in the south of France. It is so easy to let your imagination run but like you said- it will most likely all go to the Developers. But is is such an opportunity to build a jewel and not just another seaside turd!

Paul,

Theoretically all property values wil lincrease once the solution is found and things are moving along normally. Naturally some areas wil be more desirable and therefore more valuable than others. By Kapparis do you mean Karpasia? The land there will increase in value depending on whether the area is "developed" or if it falls within one of the EU scemes of environmental protection, ie Natura 2000, SSI, AONB etc. Akamas, on the other end of the island has been included in the Natura 2000 scheme and the residents are pissed off because it precludes "development".

I dont want to sound like a racist ...but what i dont want is housing built for only BRITISH ,RUSSIAN ,OTHER EUROPEANS ETC ...prices so unaffordable that the locals cant even afford them in two life times ...already we have a glut of property unsellerable in paphos and ayia napa .developers building flats now because they cant sell them £300k crap 3 bed and a pool properties by the beach any more ...(not enough dumb people coming over to retire in a expensive E,U developing nation.
(for that note no one give me crap about thats the way it goes ...we all know housing is artificailly high due to overseas investors pushing the prices up ,aiding the local gangsters to build on everybit of chicken pen land they can near the coasts)

but if by a miracle we see land sold to locals with $$ and - %%% for the original locals ...with government initatives then i would be ok with it

but no, im sure people like those who sponsor this site will desend on it and tear it apart and turn it into another trendy expensive ayia napa ... ruin it with their friends who turn napa in to a shite hole ....developments ,pollution and brothels,drugs etc

here it seems to me that most of the dev- plans are bull ...golf courses and other things which cannot work in cyprus ...

if varosin is opened up ...the original residents should have a major say in the plans ...those with deeds and heritege ....not the evil developers

....prehaps for once in cyprus ...we can build a park ..with green grass in it ...something that resembles a park ....instead of dried dust /weed bowls

somewhere children can play ....(no profits in that so ..cant see it happening )

oranos64, i didn't know what they used to build the homes/apts/hotels/ect. Also about the housing of immigrats, i assume cyprus is having a problem with that. You metioned Russians, are you guys having a problem with their mafia?

personally i dont think it should matter what nationality lives in cyprus or any other country for that matter.
there maybe governments in place but no one truley owns the land.
i do agree with oranas though that when the initial builds start to take place they should be reasonably priced.

I also think that cypriots should be given first refusal on the land.

you may call yourselves greek cypriots or turkish cypriots but end of day you are all cypriots.

modern day parties should not be pi**d of with history.

i think the point he is trying to make is that the land/houses should be sold at an affordable price so that cypriots can buy that property and live their rather than selling all hte property to foriegners who will only use it 3 weeks out of the year. We dont want to fix it up so it can be a ghost town 49/52 weeks a year.

no but we have a problem with people buying property and leaving it empty ...and foreign investors turning beach front property into ghost towns 9 months of the year

it is not about the races .... who buy ..but why they buy ...

cyprus needs protection ..the same way the lake district has protection in the U.K ...you cannot buy to rent/lease out for 6 weeks of the year ...

also to keep up with the demand ...the quality of housing in cyprus has taken 10 steps back ..bad plumbing ...really bad paint jobs ((property needing repainting within 2 years )bad designs ...mickey mouse property ....mention no names ...patroclous propertires....
