Here is a BBF for you

8% of the land and sea coast for TC federated state,
democracy and all 5 freedoms island wide
No Turkish guarantees. Turkey leaves, settlers go home, rightful return of property for everyone.

It smells good doesn't it?

you must be joking. where did you get 8%. 8% is the public land the tcs have by right never mind the private land. i gather 20% was on the table at 2004. 28% is what is going to be agreed and that is with or without bbf. your choice as to whether it will be with or without. get it?
here is some hard facts.

in the south tcs have 450,000 donums/skales of land.
in the north gcs have 1.4 million donums//skales of land.

considering your onlt valuable of land is in girne and lefkosa and lefkosa gets canceled out because it belongs to both sides. your girne for all baf larnava and limasol land will leave tc proportions at more than 30%.

one 50 donum of tc land in limasol was bough by the roc for 50 million euros not so long ago. 600 donums of timbu land was exchanged for 27 donums of larnaca land about the same time scale. you aint got nowhere to hide no more. when it comes to exchange proper values will be used.
