Seeking advise for recovering rental deposit

Postby Fifty » Wed Dec 21, 2016 11:37 pm

Hi Everyone, my 1st post unfortunately is not very happy.
I have rented a small apartment in Limassol, managed to survive for two months. After numerous issues some of them never fixed or non fixable, the landlord decided it's best I move away.
Leaving the side the fact that I was forced to move away before the contract without a written notice and 4 days before the current month paid, he refused to return the deposit.
When I asked, they said: go to court, no problem.

So now the question: what would be the best way to recover the amount? It's small, 450 euro, but I don't believe if moral and fair to lose that money after all I've been through in that apartment.
I also need a solution not to spend too much in order to recover that fairly small amount, and if I win the landlord I believe will have to pay the expenses as well (at least that is what I've heard)
Can the police do something about it?
I have the contract, the receipts for deposit and monthly rent paid, pictures and recordings with the issues I've had and never fixed.

Any advise would be greatly appreciated, thank you.

Suing him is the only way... just make sure you have a good case. Seems kinda strange to force you out like that. Are you sure that those "issues" you are talking about are not your fault?

Yes I am, they were all there on arrival but not obvious on the viewing.
I will get a lawyer soon and will recover that amount. Such landlords are rare, and I had the bad luck to ran into one.

Ok, good luck. First have your lawyer send him a letter and make it clear to him that if he does not pay you will sue him for an amount that will be much higher than the €450, since he kicked you out before the end of the contract and 4 days before the month you paid - the lawyer will know what to write. Then there is a high chance he will pay you those €450, about €100 of which will go to your lawyer.

Hm, that is actually a good idea since yes I am a consumer, that is a company which rented, etc.
Thank you

Related words etc…

Give emphasis on the bolded letter...

Tenant = Enikiastis

Landlord = Idioktitis

Complaint = Parabono

To say…

“I’m a tenant and I wish to make a complaint about my landlord”

Use…

Ime enikiastis ke thelo na kamo parabono gia don idioktiti mou

Alright thank you will take action after holidays...
I will start making complaints everywhere including taking legal action, and settle with whichever comes 1st.
