Regarding BuySell.
They won their case by arguing that they were a property marketing company not an estate agency.

| Alex I didn't say there were to many agents in Cyprus. My point being if you choose an estate agent rather than a developer you could see a larger range of property. There are plenty of re-sales for sale, but you may need to push to view them...More money to be made if a new property is sold. Most agents charge 5% plus vat to sell a property whether it be a resale or a new property. Yes you may save money by going direct to the developer, but you will have less choice. With a resale, you have added extras, such as air con, maybe flyscreens, curtain rails, light fittings...all these things cost money. Also allow an extra amount for extras, you wish to have from a developer, such as better tiles or sanatry, this sort of thing can add up in the long run to a lot of money. Keep your wits about you and good luck. |

They are funny about re-sale here, and thus they are cheaper to buy, so go for a sound quality re-sale in my view.
They are not too easy to find, but dont be put off.

I agree, go for a resale, they all look nice when new and shiny but they seem to "settle" and the cracks usually appear after a year or two (if they get them), as well as a bargain you should also be able to get the deeds when you buy if they're a few years old.
Not sure about the comments on the 80s being a "'chuck 'em up and keep 'em coming'" era, if anything we're in that now.  |

Interestingly, recently I spent a morning with the lawyer in Nicosia who successfully defended BuySell in the recent case and also a BuySell manager in ***** earlier in the year; one case had been brought under the new law, the other under the pre-2005 law.
Yes, you are as safe buying through BuySell as anyone else..
It is likely the current Estate Agent's law will be repealed this Summer.

The reason I enquire about Buysell is that I have arranged to view some of there properties within the next few weeks as they do seem to have a wide choice available.

The developer can sell his property his self...But if you have seen it through an agent then they would still have to pay the agent.....

It is safe to Buy through buy sell. Again though if you buy something that you first viewed with them, the buyer will have to pay fees to them. Sometimes buying independently can save you money with the agents fee toping 5% it stands to reason, if you find the property yourself then it will probably be cheaper. Check out the local papers for sale sections...take a look in the supermarkets for private adds...If you buy through buy sell still use an independent lawyer...
