Hello,
I have had a good read but sorry if this question has already been answered. We are looking to buy in the Limassol area for holiday and letting out. (Please don't scream but we've already given a deposit to an agent - now know this shouldn't really be done, but my question isn't related to that). Somebody back here in the UK says we would have to make sure that the land the property is built on didn't previoulsy belong to a Turkish cypriot. Is this true. I've read about land problems in the North but is there any chance of a problem of this type in the South ? Any info, advice or links would be much appreciated. Many thanks.

not much chance of that happening. The land registry system in the Republic of Cyprus is better recorded. Unless you have the deeds in your hand you can't sell the property and in any event a check of the register will prove rightful ownership. unlike the occupied areas.

As has been said, it is impossible to buy TC land here or property on it, such land is administered by a Government Department.

You can buy and sell property without Title Deeds, there is no problem with that.

Thank you both. I'm especially glad Lana that you mentioned about buying without the Title Deeds as this is what we've agreed to as the property is only 12 months old and the seller/owner doesn't yet have his deeds. Having said that after reading hours on this site, I've started to think Limassol is not for us and we probably just got carried away - we were there last week, weather was good feelilng relaxed etc. Now going to start looking at other locations with better beaches and a more "promenadey" layout to the beachfront. Oh dear what have we done ? Thanks again.

Hi Bluejay

It is easy to get carried away under the Cyprus sun :-)

Limassol has its virtues, but maybe the East of the island or Pahos might have suited you more. There are many experts in the propertry field on the Forum, so if you have any other questions, I ma sure we will find an answer between us.

Just comparing bluejay and i hope you dont mind me asking.How much did you pay for the property and what kind is is(flat,small house,bungalow)???????

We have very specific requirements so this was what made it harder to find and made us jump at what we found. It's an end Townhouse with good size patio and a little bit of side garden, a resale (all furniture inlcuded) overlooking the pool (not gigantic). We didn't want one of these new projects where you come out onto your 3 metre square patio alongside and opposite people doing the same. We didn't want anybody above us so it had to be townhouse and we wanted overlooking the pool, basically so the kids can go in the pool while we're still in the comfort and privacy of our place in our dressing gowns if we wanted. We also wanted walking distance to the beach. It seems in Limassol when they say beach they mean the bit where the water meets the land as opposed to a serviced sandy beach. This is out of the really touristy area of Limassol a few hundred metres west and up from Dassoudi. We paid CYPR130k. My change of mind comes from reading about the beaches elsewhere in Cyprus. We were influenced by the fact that Limassol is a real town so has some life out of season. Mind you some of that life does seem a little questionable and I now don't think the local beaches are as good as some of the other beaches described in Pissouri and Latchi. It would probably be better to do some more exploring first. We need to make a decision quickly really as although we've already lost the depoist, I don't want solicitors costs to build up too.

Hi Bluejay,

Just to follow up what Lana has said about "You can buy and sell property without Title Deeds, there is no problem with that."

To protect your interests, it's essential that you instruct your lawyer to deposit your Contract of Sale at the District Lands' Office for what is known as 'Specific Performance'. This prevents the owner of the property from selling it to someone else, using it as collateral against a loan etc.

Sorry to hear about all your problems, but Limassol is quite different to Paphos! If you haven't found exactly what you are looking for when you read this post, let us know we may be able to help you out. I have contact with a number of reputable agents and developers, with properties all over the island.

Thank you very much for the useful info - we've looked at your www and have picked up a lot. We are still absorbing the detail and the things to watch out for.

I don't think they're problems as such - I just think it's a bit of underplanning and overreacting on our part. I had done so much research on developments before going out and had specifically avoided the inspection trips so that we were free to combine looking an properties and trying to give our boys a bit of a holiday.

We had only ever been once to Cyprus before to a gorgeous (but expensive) hotel which was to the east of Ayia Napa. We had read that Limassol is a "living" town so had a longer life both for our holidays and the letting potential. On arrival we weren't impressed with the town beaches and didn't realy visit the town (convince my husband and boys to do shops !).

I would say that within Limassol we've found what most met our needs - it's whether Limassol is for us that I started to doubt after reading this site and following a link about broadband of all things which then took me to Pissouri which I loved the look of.

I think I'm using this site at the moment to think out aloud. We also think we got a little bit of a bargain but who knows.

However, thank you ever so much for your input - everything helps.
