FOR SALE: Spacious 3-bedroom penthouse flat in a quiet, sought-after area of the Limassol suburb of Agios Athanasios (just up from the Yevsi roundabout) yet with local shops and other amenities within walking distance. Covered area 115m2, covered verandas (x2) 22 m2, uncovered verandas (x2) 68 m2. Additional small room, wired up for telephone and internet, plus storage room on the ground floor. Newly redecorated. Only five flats in the building which was constructed in 2004. Title deeds available. €290,000. Tel: 25811108

PS- Yesterday a rep from one of the major estate agents called and said he could sell this to a Russian for €350,000 with me paying 5% commission but I am still holding out for a private sale at a fair price. I am packed and ready to vacate speedily as long as the payment is received.

Yes, but then I would be tied into dealing with the one estate agent and isn't it just possible he's being economical with the truth to get me to commit to deal exclusively with them? On the other hand, if he's being truthful, then you are looking at a bargain, folks.

No messing about here. The first person to shake hands on the asking price gets the prize. There is talk of Limassol turning into the next Dubai and some say that the lowest rents here will soon be €1,000. If you share this view, get in now.

PS - the price is €290,000 not £290,000.

I saw a for sale sign and was wondering if it was your apartment, as was I driving past, over the past few days, though I was not sure in which of the two blocks you lived.

I can confirm that it is excellently located, in the newer end of the village, in what looks like from the outside to be a smart modern building, with, within easy walking distance, a reasonable selection of shops, including small supermarkets, bakeries, pharmacies, take-away food shops, peripteros, vet, clothing and footwear shops, etc.

Good luck in selling it and in your move to pastures new.

You never said the agent was exclusive, and all you had to say is bring him and we'll deal. you don't have to be tied to anyone. Go on try it, for 40k more you can buy us all a bottle of wine! :)

Thanks. In no small part due to the fact that we communally, at considerable expense, had the external cladding replaced and repainted in 2012 along with reinsulation of the roof. It is a very well cared for building.

...perhaps the real estate agent did not make the offer directly because it is as Tim said, not entirely clear.

But what happened with the original prospects you had Tim, you may have told us but i don't remember...

...an auction sounds appealing, but i would be careful with that, it having its own expenses.

...do they have Noteries in Cyprus, how does an individual close a sale like this?
