Relocation advice needed

Postby Pip » Sat Mar 18, 2006 7:25 pm

 Hi, my parents are thinking of retiring to Cyprus and we are thinking of going with them. We are in our early 30's and have two children aged 5 and 7. I am a civil servant (admin/clerical type work) and my partner is a self employed plasterer. We would like to leave near the coast but are not sure which would be the best area to live with regards to employment, please can someone advise? Also, how much does it cost to send the children to private school? Does anyone have experience of building their own house, if so roughly how much would this cost? Any advice greatly appreciated. Thanks

Sorry, I think maybe I worded this wrong. What I meant was how much would it cost to buy a plot of land and have a house built to your own specifications rather than buying off a developer or a resale property.

Sorry mate, I didn’t think like I said… Cyprus is the greatest place to live, Cypriots are generally nice neighbors, friends… if you are from England, you will enjoy there.

Hi,

Ignore the other two…

I’d suggest that you come here and rent and see if it is for you or not…

Don’t even think of building your own home unless you are capable of doing everything – not just the plastering. I have Cypriot friends who are builders and despair at the problems they have getting contractors to turn up on time. Imagine if you don’t speak the language or have cousins that drive JCB’s, are electricians, plumbers, etc.

Cypriots won’t sell you good land now – just three or four years ago you could buy good plots but now the owners want to sell you properties – they’ve become developers!

You can buy plots but beware of buying anything that doesn’t have electricity connected – it can cost you ££££££’s to get it.

Cyprusgrump has given some good advice.

Building here can be a nightmare and not just for the foreigner. Three of my Cypriot relatives have had houses built in the last few years. One had no problems at all but then her husbands uncle is a very wealthy building contractor and he paid for a professional site agent to take charge.
The other two were not so lucky as costs spiralled out of control and the contractors took on more additional house building than they could handle which meant that instead of working on their homes 5/6 days a week they were lucky if they turned up for 2 days a week, the longer it takes the more expensive the materials become.

Sure they finally got what they wanted and the build quality was good to excellent but I've never seen people age so quickly.

Cyprus is a good place to live and the Cypriots are generally great but having a house built, well the shine might just wear a little thin!

The cost of buying land and building varies enormously, but I would suggest a minimum figure of around CY£150,00, say UK£180,000.

There will be VAT on land from 2008, I think, at the rate of 18%.

Work is hard to get and very low paid here; workers from Estearn Europe work on building sites for minimal wages and clerical skills, without Greek, will at best get you a job as a Receptionist in a company whose clients are mainly English speaking. Please be very cautious before committing your lives here.

Hi Pip,

> What I meant was how much would it cost to buy a plot of land and have a house built to your own specifications rather than buying off a developer or a resale property.

We bought land (in 1992) and designed and built our own home - with the assistance of a properly qualified Cypriot architect (RIBA member) - and a registered building contractor.

We took delivery two years ago - it cost us then CYP 550/sq.m for the build + professional fees. But we did buy our own good quality fixtures, fittings and finishes - granite flooring, underfloor heating, Italian carpentry and we did have the house built 'properly' with an insulated floor and roof.

If you visit my website at http://cyprus-property-buyers.com/ and go to the 'Property Buying Guide' section, you'll find some indicative prices for various types of construction and land prices.

You'll find that building your own home is significantly less expensive than buying from a developer - and the quality will be far superior!

Regards,
