Hi,

I'm new in the forum. I have read some threads but didn't find nothing I was looking for. Forgive me if this has been already said (also forgive my English).

What I did found were several notes about not having a sollicitor in relationship with the developer or the owners.

I am buying some appartments at Mayfair Hotel in Paphos.
We have been living there for the last 6 months and the staff is fantastic. Just read some reviews if you don't know the Hotel personally. Most of the reviews are positive.Visiting its website could give you and idea of the amazing facilities.

The thing is the Hotel, although long time running has just started to sell some of the self-catering appartments he owns.

We liked the idea and decide to go for some of then. Now, the Hotel is proposing, both a bank and a sollicitor. Everything seems to be fine except that I have read a lot of warnings about having a sollicitor recomended by the vendor.

My question is, how do I know if a sollicitor is good or bad, or if he is in relationship or not with the vendor. Is it definite that the owner will use the sollicitor in a dodgy way, even if we don't see nothing suspitious?

Everybody, particulary sollicitors, bankers and developers seems to be in good terms here in Paphos. It is safe to say to beware of that fact but what is the other most secure option? Any other should be better than that, perhaps?
I, obviously, don't know any one.

The investisment is huge for us and now, the net just grew my worries.

They are so nice...

Why dont you ask around people you know that dont belong in any way to the Hotel ownership and staff and get your own solicitor from friends' recomendations?

You must get an independant solictor.

If you use the Hotel's solicitor and there is a problem, whose side do you think the solictor will be on.? It may cost a little more but it will be worth it.

But I would like to know if there is a chance for things going ok if we decide to stick with this one.

Never ever use bankers or solicitors recommended by the vendor!!!!!!!!!!!!!!!

You are asking me to believe blindly when I was asking for facts.
I am more worry than a week ago but still in the dark.

Well, Slevana stated a reason. What if?
Is it because my next question is supposed to be> Who do you recommend, then?

As I said, I'm new in this forum, but I am not new on the net. I know some people may acquire amazing credibility before the other users, particulary in forums.
But, as a new member, this wouldn't be enough for me.
Sorry, but this is how I feel.

What is so wrong in Cyprus with the sollicitors? Why they can go away to whatever you think (I don't know yet) they can? Why are so respected an fearsome? Why on earth every single place you look in the net the first thing they say is that there is not a country were buying a property is easier and safer?

Too many questions, I know. But, consulting when you don't know is always the key, is itn't?

In other words, if I change sollicitors, what are the points I should be aware of?

What is that that one can do and an independent one cannot?

It could be a What if? with any other, I suppose, if they are so free to do whatever they like there.

Or maybe it is true that I have to change without knowing why?


Again, once I know, I will know forever and not ask the same thing anymore.

Hi Julio

If you use the Seller's solicitor, you may not be properly proteced in the event of a dispute.

Your Contract must cap Cancellation Fees; something that solicitors here sometimes forget.

You could try Liliana Nnonyelu (26 811154) she charges a very reasonable fee but I believe to be very thorough.

Actually, this sollicitor is about to send me a draft of the contract that we could obviously discuss before signing.
When I receive it I may come back to this thread and ask about new issues.

Btw, what do you mean by my
"your contract must cap cancellation fees"

Is it a clausula like:
"If this agreement is breached by the vendor, all deposit and payments will be refunded (with the interest agreed) from the day of each payment was made." ?

Or is it a different thing is case is us cancelling the deal. I don't understand (cap is not a verb in English and I know you are very refined with the language ;)

All this is prooving very helpful for me, plus there is the rest of the forum and I am very happy to know about the kind of discussions that are going on here.
