As the father of a builder/developer, (English), I would doubt very much that the builder cannot finish your house at this time.

On the basis that you are to take delivery in the next month , lets say, then they are at the build point of not needing large deliveries that will require class A drivers to deliver. this would only apply to steel deliveries, maybe tiles if direct from manufacturer or items that are in a container such as an italian kitchen.

It sounds to me as though the builder is way behind with your build and now he thinks he has an excuse.

All the major suppliers of sanitary ware, kitchens, paint, central heating, a/c etc etc have there own wagons and thus are not affected.

I suggest you ask serious questions of the builder when you arrive to see exactly what he is not getting.

Then contact the supplier yourself....you probably know where you chose tiles, kitchen, sanitary anyway.

To be so close to delivery he must have fitted most of these things by now.

With regard to food, of course there will be the odd shortage but rest assured all the essentials are available.

I am also told, but I cannot confirm this; that frozen or chilled produce is being delivered.

Enjoy Cyprus when you arrive, and I can get hold of sleeping bags should you get really desperate.

hi, thanks for taking the time to put so much info down..we have been told that it is the final concrete on the patio and sewage which is the last thing to do all the pipes are in , and have been told we may have to have temp supply of power ....

Well I have seen plenty of concrete lorries knocking around today so some is getting about.

Pipes are certainly not a problem as any local hardware carries those.

If he is short of steel mesh, then OK I can maybe accept that this may be held up. But he could always make the mesh. They always have more steel about than they need.

With regard to electricity, this is not a surprise and is normal. The electricity board cannot inspect the house for conformity until all the electrics/plugs etc etc are installed and been resistence tested etc.

The builder should supply a temporary supply, probably from a local house until such time as he has the house ready for inspection. Once the inspection has been carried out he goes to the Elec board to pay his fee and normally you are a member of the club within a couple of days.

If you have a lot of a/c installed you should have 3 phase as well.

I am making the assumption that there is a supply from a pole in close proximity to the house. If not make sure he has made an application for the road way supply and paid for the work to be done. Mine had not as it was to cost him C£4500 for poles which left us on temporary supply for over 6 months.

HI H..
HOW MUCH DOES IT COST FOR A TEMP SUPPLY OF ELEC.. HE WANTS £250 and then we will be having phase 3 , there is a pole close. but he could not give us a price. he said its the concrete he needs.. have already changes my tickets.. and had to pay extra rent over here because of problems with the build :(

Hi Caroline,

First you need to read your contract (I hope you used your own lawyer and not his). In the contract it should read that he is responsible for the supply of services, including, water, electricity, sewerage (or septic).

you should also have a delay penalty clause, which in fairness will not come into effect should the build be delayed by "force majeur" (spelling).

On the basis that he is down as providing the services then he should be paying for the connection of temporary supply. Some builders even pay for the usage. In fairness I would not expect that. But I would expect him to put in the supply or pay for your rental accom.

If you have already delayed your arrival then he must be late indelivery anyway and that cant have been because of the strike. Its only been on for 2 weeks.

for the main supply to the finished property the whole cost should be that of the builder.

i will look into it... thanks for your help...i am hoping i can change my tikets once again...my sister was coming out for a hiolday in august and i have told her to change hers to ..what a pain

Builders stop work during August, it is just too hot to work so builder's merchants also tend to close down. Developers always have an excuse to be late and always are, its a fact of life. As was said previously, you should have a penalty clause in your Contract against late delivery. Normally, it will say that if the property is not handed over by the contractual delivery date, the developer has a 30 day period of grace and then must pay a daily penalty payment until delivery.

Be cautious if your developer offers a generator for power supply until a proper supply is available - apart from the noise its use will almost certainly invalidate your property insurance.

dont want to fall out with the builder, because he is building my boyfriends mums house to.. which is going to be late to .... i have change from the 21st to the 27th now i dont know what date to go for because of truckers, and my sister has had to change her,s to and there is 4 of them
do i have to be in cyprus when my container gets there,, i have paid for door to door... i also gave up my job.... can it get worse... :cry:
we didnt book the tickets until the builder gave us the ok

Caroline, I think you're making a lot of assumptions about things going wrong and may be worrying unnecessarily. If you're worried, contact the container firm and check if the lorry strike will delay your container's arrival. I know that the port at Lemessos has containers stacked up waiting to be moved at the moment, so there could be a backlog, but your container firm should be able to find out. Also, call up your builder and check that your home will be delivered on time, if you want, you can use the news of the strike as a pretext for checking.
