Hi, it`s been awhile since I visited the forum but I am glad I did!!
So much info that is useful to me.
I am coming to Cyprus for a week 6th Nov and will be looking at properties. Not sure yet if we will buy but have a meeting with local agent to view.
Been corresponding via e-mail anyone heard of Christos Calogirou?
Seems legit and has been very helpful, says not affiliated to any developer and has recommended a local lawyer Areti something.
Should I use her or get someone else if I get to the stage where I need one :?:

I would recommend her too. Areti [Charidemou] was taking care of my two purchases. She is very helpful.

Does it contain any requirement on the Developer to expedite provision of Title Deeds? Has the lawyer checked the developer has: the Title Deeds/Building Permit/Planning Permission. Is there an encumbrance (ie mortgage) on the land?.

What is the latest time a developer could take out a mortgage on the land and or property.
We have paid our 30% first instalment and our lawyers have had our sale agreement with developers, stamped and deposited at the Land Registry Office to secure our rights to become the registered owners of the property in Peyia.
Does this stop the developers from mortgaging the land before we move in ?
Should we have our lawyer check again at a later date?
Should there be something in writing confirming there are no charges over the property?

Hi Steve and Dawn

Your Lawyer should have checked there were no encumbrances (mortgages) on the land before the Contract was signed. Once the Contract is lodged with Land Registry - an action called Specific Peformance, no-one can buy, sel or take a mortgage out on the land.

Specific Peformance must be actioned within 60 days of the Contract being signed.
